BUYING & FITTING A STOVE
IT IS PARTICULARLY IMPORTANT THAT YOU READ THIS IF YOU ARE CONSIDERING DIY OR USING NON-HETAS INSTALLERS. THERE ARE NUMEROUS REGULATIONS WITH WHICH YOU MUST COMPLY AND THIS OUTLINE DOCUMENT IS NOT INTENDED TO REPLACE THESE.
WE FIT STOVES WITH & WITHOUT LINERS.
LINERS MAY NEED SCAFFOLDING ERECTED (ABOUT £500).
THERE ARE NUMEROUS FREELANCE
FITTERS AVAILABLE THROUGH www.HETAS.co.uk -
WE DO NOT FIT FREE-STANDING CHIMNEYS OR BOILER SYSTEMS.
1) COMPLETE ANY FIREPLACE, HEARTH & LINTEL & OTHER STRUCTURAL ALTERATIONS
- For DIY & General Builders, please consult the BCO and submit a sketch plan and application form as required before starting works. The BCO will then pre-inspect, oversee and sign off / certificate the installation for Building Regulations Compliance. Stoves must be fitted such that liners and debris chambers may be swept without disconnecting the stove, as reconnection is a HETAS task. All stove & flue joints must be fume-sealed.
- A Fireplace & hearth must be at least 4" to 12" wider, 6" taller and 14" deeper than your stove (or deeper for doors over 12" wide). A hearth must be min. 12mm thick onto 125mm concrete for most stoves. Some stoves with baffles underneath them, may be used onto stone hearths paid over floorboards. It is best to choose a stove that fits the fireplace without expensive extra work.
- Timber lintels are unacceptable unless protected from heat by a concrete structural lintel, unless a steel bar lintel takes the stress of the structure. Unprotected timber must be at least 1000mm from the stove, and 3 x diameters from a flue, though it may be protected with MASTERBOARD 12mm fireproof board to reduce these distances to 500mm and/or 1.5 x flue diameters.
- Any gas stove and/or gas liner must be removed and the gas supply terminated by a Gas-Safe Engineer before other work is commenced.
- For HETAS fitters, no BCO application may be necessary if within the Building Regulations Doc J, as HETAS fitters can self-certify the works.
- Stoves may be fitted into or in front of fireplaces, or as free-standing heaters with prefabricated chimneys
- Firebacks to be removed - expect 6 to 12 bags of heavy debris for you to dispose of - including making-good the pointing, we charge from £230+VAT.
- Lintels to be set minimum 6" into minimum 8" wide remaining side pillars. Steel bar support lintels inserted - we charge from £180+VAT.
- Concrete lintels and minor plastering, from £300+VAT. Full knock-out, lintel and plastering from £500+VAT.
- Polished granite outer hearths - from £295+VAT, plus collection, labour & materials to fit. T-sections to include fireplace interior, from £495+VAT.
- Granite hearths for free-standing stoves, from £395+VAT. Corner hearths from £495+VAT, Backing panels (to 450mm above stove) from £395+VAT.
Please note that these are general recommendations and non-specific to your own installation, so offered for guidance purposes. Professionals to confirm on site.
2) CALL YOUR CHOSEN CHIMNEY SPECIALIST TO SWEEP THE CHIMNEY AND TO TEST IT AFTER ANY ALTERATIONS ARE COMPLETED
- Chimney to be swept then Solid Fuel Appliance Soundness Tested if you want to investigate fitting the stove without a liner - not all sweeps are so qualified.
- Use YELL or Google for specialists, or www.hetas.co.,uk or www.solidfuel.co.uk. In the South of England, people use Milborrows (01342 717900) or A1-Sweeps (01273 298528) and other companies through YELL, to sweep and test chimneys. Expect from £45 for sweeping and from £85 upwards for the Test Fee, depending on the height & access to the chimney.
- If the chimney fails the Soundness Test, and you ask us to install your stove with a flexi-liner, then we deduct £85 of the Test fee from our specific liner installation Estimate if offered before the test was done.
3) BUYING THE STOVE
- Bring the completed fireplace and hearth dimensions with you when visiting to order the stove, so that we may confirm which stoves will fit.
- If possible, bring photos of the fireplace and of the house showing the chimneystack as this would help us to assess your needs and to estimate.
- Bring the Sweeping Certificate and Soundness Test Certificate with you when ordering the stove and retain them for your fitter and your house file.
4) FITTING THE STOVE
EXPENSIVE?
People ask why professional HETAS fitting can seem so expensive - We are considered pretty economical in the South of England, with other companies charging up to £90+VATor 30% of their estimate before undertaking Estimate visits and up to £2300+VAT for a liner installation, plus the stove. All the specialist and time-consuming jobs must be done properly and in accordance with all the regulations. Our £25 Estimate and assessment visits fee is nominal. All parts, & labour charges attract standard rate VAT. We do not fit chimney parts sourced cheaply on the Internet, as their quality cannot be guaranteed -for example, cheaper liners may unwind during installation and cheaper enamelled chimney may rot along the line of the weld. All these parts have to conform the HETAS guide, not to a supplier's pious wishes.
If the installation is safe and professional, risking neither your property, nor your health nor you life, then if the job has to be done, it should be done well.
TYPICAL INSTALLATION COSTS?
For non-liner installations one HETAS engineer is occupied for up to a day. For flexi-liner installations with a stove, two HETAS Engineers are required for up to a day. Twinwall installations may take two HETAS engineers up to 2 days. Our work is insured and guaranteed for 12 months provided that no other person disturbs the installation in any way.
- With a Soundness test certificate, if you prefer us to fit without a liner, then our installation price is typically from £450+VAT plus the stove. This includes the bespoke Register Plate with access traps, fluepipe from the stove, minor adjustments to the fireplace for safety and ease of fitting and the skills of the fitter!
- With a full length flexi-liner, raincap. Adapters, register plate with access and full fitting, we charge from £1300+VAT to £1800+VAT plus the stove, possibly plus scaffolding. If there are chimney blockages, additional charges may apply from £160+VAT per wall cut excluding re-plastering and decorations
- A permanently open air-vent is needed to comply with Building Regs - our fitted price is from £160+VAT.
- For issue of the Building Regulations Compliance certificate we may charge up to £70.50 to sign-off and register the installation when we have completed it
- I KNOW THIS IS PERHAPS A BIT REPETITIVE, BUT IT'S REALLY IMPORTANT - REMEMBER THAT IF YOU USE A GENERAL BUILDER OR DIY THEN THE BCO MUST PRE-APPROVE AND SIGN OFF YOUR STOVE AND/OR LINER INSTALLATION FOR WHICH A FEE, TYPICALLY £150 OR MORE, IS CHARGED.
FREE-STANDING STOVES AND PREFABRICATED CHIMNEYS -
These may be an expensive option if you want a stove where no chimney exists.
- For a typical single-storey internal flue, £1750 parts, plus hearth, plus stove plus fitting from £900, and more if the flue is run externally.
- For a typical 2 storey external flue, £3000 parts, plus hearth, plus stove plus fitting from £1200, and considerably more if the flue is run inside the house.
- Whilst we will offer parts estimates for top-quality products only, we no longer commonly fit prefabricated chimney systems
BOILER STOVES
- We supply and prepare boiler stoves to special order, but their installation needs special skills, and their use demands proper attention to the instructions.
- We do not advocate fitting slow-burning overnight Boiler stoves as they tar up chimneys and will rapidly damage the stove and chimney.
- HETAS fitters with plumbing experience and the Engineer's qualification must design and fit the boiler stoves wet-side works.
- If a boiler is being integrated with oil or gas boilers, solar panels or heat-recovery systems, then the complex sign-off process must be agreed before works begin. The system designer or BCO undertakes complex sign-offs, supported by specialists' reports on components - the sign-off costs should be stated in any estimates that you gather for such complex installations. Component liability rests with the several suppliers.
